Our minimum lease term is 6 months. Longer/shorter periods may be negotiated with the landlords consent

Rent must be paid to Seal by Standing Order from 2nd month onwards.

References

All prospective tenants are referenced by Homelet Referencing at the following cost per applicant

Individual in full time employment	£41.12
Student with a guarantor	£47.00
Housing Benefit with guarantor	£47.00

Guarantors

A guarantor must be someone in full time employment willing to sign a legal document to take responsibility should the tenant default

If the referencing process is successful you will be asked to pay your first month's rent in advance plus a six weeks security deposit. Some landlords may allow a month's deposit, but in most cases it is six weeks.

Your Responsibilities

Key responsibilities will be defined in the tenancy agreement

As a tenant you will be responsible for all the utility accounts including Council Tax as well as any damage to the property out with acceptable wear and tear. The landlord retains responsibility for run of the mill repairs and compliance with safety regulations.

Viewing

Accompanied viewing is the policy of SEAL Letting, and viewing can only be done by appointment.
